Professional law, the civil liability of a real estate broker : In an April 2013 decision, the Superior Court confirms that a real estate broker can only be held liable if he acted as an intermediary or a middle-man between the seller of the immovable property and the potential buyer. In order to deem a person a real estate broker, the Court must consider the nature of that person's employment, his salary, the responsabilities with which he is entrusted, etc. The real estate broker is not held to the same legal standards as the real estate agent (Beauchamp v. Therrien, 2013 QCCS 1486).
