In a recent decision, the Quebec Court of Appeal had to rule on the case of a real estate agent who had threatened the owner of the house she wanted to buy for herself not to enter into the sale contract unless the owner agrees to reduce the price, despite the fact that the offer and the counter-offer had been accepted by the parties and that they should sign the sale contrat the next day. The Court recalled that a real estate agent can be held to certain standards of behavior when he buys for himself, because doing so, he may have to take actions and gestures connected with his profession. The real estate agent must respect the ethical rules that apply to his profession even if not acting as an intermediary between a buyer and a seller. (Bouchard c. Lebel, 2012 QCCA 1061).
